Florida Condominium Owner Group (FLOG): a non-profit initiative dedicated to empowering Owners through data-driven governance
Only Six Questions

Florida law now requires a 4-hour certification course that covers budgets, reserves, and structural inspections. However, this law has a significant loophole: NO PASSING GRADE is necessary—just attendance. While the course teaches participants how to read a balance sheet, it does not equip them with the skills needed to optimize multi-million-dollar capital projects, which can impact community engagement among condominium owners.
The Florida Condominium Owner Group (FLCOG) addresses this critical gap by providing data-driven business practices for owners who want to enhance accountability and compliance of Florida's not-for profit Condominiums
For too long, condominium owners have found themselves caught in a cycle of panicked reactions and delayed actions, watching as volunteer boards and outside vendors make multi-million-dollar decisions without proper accountability.
The Florida Condominium Owner Group (FLCOG) is working to change this by encouraging owners to share strategic information with us. By crowdsourcing operational data and conducting thorough analyses, we can identify failures in governance and management from our boards of directors, thereby promoting greater community engagement among condominium owners.
Owners now have the opportunity to make a difference by contributing information from their associations into FLCOG’s “Strategic Intelligence Hub.” In return, they will gain the leverage and insights needed for real change in Florida's Condominium Crisis Reality

A management company is hired to execute policy, maintain the physical plan, and handle daily administration for condominium owners in Florida real estate. They are service providers, not corporate officers.
Operational confusion arises when a volunteer Board abdicates its fiduciary oversight, letting the management company act as both the brain and the hands, which can undermine community engagement.
Professional governance requires clear boundaries: the Board sets the strategic direction, while management executes it under strict accountability.

The management company serves as a service execution arm funded by the condominium owners—they are not a ruling authority.
When a Board’s administrative oversight is weak or uninformed, the management company can inadvertently take control of the association, leading to a structural imbalance. This allows your community to become a playground for outside vendors who quickly deplete your cash reserves without any operational accountability or historical auditing.
To promote effective community engagement, our boards must treat management contracts like any other corporate vendor agreement. FLCOG equips you with expert audit checklists and statutory toolkits specifically designed for Florida real estate, enabling you to scrutinize day-to-day operations, common area expenses, and contract deliverables.
Before we deep dive and begin to collect your forensic data for analysis, FLCOG is focused on earning your trust. Begin by sending us your answers to the six questions. With your help we can determine your association's business model. More important, we must measure your interest in the Florida Condominium Owner Group Mission.
Privacy & Confidentiality Notice: Our highest operational priorities are the confidentiality and absolute security of the facts you share.
